Why do villa demolition quotes in Dubai vary so much?
A single-storey block villa with street access is not a multi-storey concrete house on a tight plot. Access, slab thickness and where the debris goes all change the method.
Owners ask for a villa demolition price in Dubai as if it were a rate per square foot. The crews who have to do the work price the structure in front of them: how it was built, how close the neighbours are, and where the rubble can go. A number without that brief is a guess.
Controlled demolition on a villa is often a mix of cutting and removal, not one machine on an empty plot.
A blockwork extension on a raft is a different job from a reinforced-concrete villa with a thick roof slab. Load-bearing walls, stair flights and water tanks have to come out in an order that does not leave the rest of the house unstable. If only part of the villa is going, the cut line has to be agreed with the engineer so the remaining structure still stands.
Thick beams and pile caps are often a wire saw job. Straight wall openings are a wall saw job. Breaking everything with a hammer creates more vibration, more dust and a harder debris pile. The method should be named in the quote.
A wide street in a new community is not a narrow older plot with a boundary wall and a live villa on each side. Machine size, skip position and working hours all follow from that. Communities often limit noisy work to set hours. If the quote assumes a full day and the community allows four hours, the programme and the price both move.
Tell the contractor about basements, swimming pools, boundary walls you must keep, and any part of the house that stays occupied. Those constraints are cost items.
Electricity, water and any gas or chilled-water connection should be isolated before structural work. On many Dubai plots the consultant or the community asks for a method statement, and sometimes a formal approval, before a structural element is removed. Confirm that with your engineer. A verbal “go ahead” from site staff is not the same thing.
We do not treat permits as a hidden extra. If your consultant needs a method statement, ask for it in the first call so it is in the programme.
Cutting the concrete is only half the cost. Broken concrete, block and steel have to leave the plot. Skips, waiting time and the haul route should be in the figure, or listed as excluded. A low quote that stops at “structure on the ground” still leaves you paying someone else to clear it.
That pack is enough for a first figure. A site visit is worth it when access is tight or part of the house remains. Start with the quote form or a WhatsApp photo of the front and the side street.

Yes. Power, water, gas and telecom should be isolated by the utility or a competent person before structural demolition starts. Do not leave that as a verbal assumption.
No. Many villa jobs are partial: a staircase, a slab bay, or an extension. Those are often diamond-cut and lifted out, not broken with a machine.

Stitch drilling overlaps round cores to form an opening when a wall saw cannot be mounted. The edge needs more making-good.

Mark the structural opening, not the frame size alone. A wall saw can then leave a square edge for doors, windows and AC ducts.
